Property Description
120 +/- ac hunting in 2 separate tracts in Jackson Parish, LA
This property is made up of an 80 ac and a 40 ac approx. ¼ mile from each other. They can be sold separately.
Both tracts have some pine on the higher ground. They have scattered mixed hardwood throughout. While there is some timber potential on each tract, this is primarily a hunting property.
These tracts are in the Caney Creek bottom and surrounded by thousands of acres of timberland providing excellent backup habitat for deer and hogs.
The tracts have 3 routes of legal access (see aerial map), but the routes have not been developed. There is an established trail to the west side of the 80, but the access to east side and the access to the 40 have not been opened. A new owner will need to be prepared to open these routes up and create some interior trails to make getting around easier.
Note: These tracts are NOT suitable for home sites. They are very remote hunting tracts with undeveloped access.
Utilities: none nearby
Minerals: any owned are reserved
Location: From Hwy 4, take Hwy 499 approx. 12.1 miles to Lonestar Rd to the right (northwest). Go approx. 2.5 miles to a 4-way. The road to the right (north) will go to the 40.
